What are Multi-Family Syndications

 Typically, multifamily syndications have two types of parties: the multifamily syndicator known as "the syndicator", "deal sponsor" or “General Partners” (GPs) and passive investors called “Limited Partners” (LPs).

The General Partners find the opportunity, analyze the deal and secure the property.  Next, they obtain funding through loans, underwrite the deal, conduct all necessary inspections and perform due diligence. The syndicator(s) create a business plan to add value to the property.  The GP’s then market the property to accredited investors and streamline the process of funding the deal through the closing.  The sponsors also hire asset and property managers to oversee all aspects of running the property. The Limited Partner’s role is simply to bring equity. Once the multifamily complex has been acquired, the LP’s will collect distribution income from the property and receive a return upon the sale of the asset.
